 DEPOSITS & PAYMENTS
All Rates & Specials are based on 2 person occupancy
A 50% deposit is due on all items reserved when room reservation of *2 or more nights is made. Your balance is due on the morning of your expected arrival at which time it becomes non-refundable.
 *1 NIGHT reservations are due in full when reserved and are non-refundable once processed.  1 night reservations are not available Holidays and event weeks. 
 1 night reservations reserved on-line are processed at 50% when reserved and the balance  of your 1 night reservation is processed when we receive your on-line reservation.
MINIMUMS
2 Night Minimum applies during most holidays          3 night Minimum applies July 1 - 7          5 Night Minimum applies Feb 15 - March 2

CANCELLATION & RESCHEDULE FEES
NIGHTLY & WEEKLY RESERVATIONS: $65 if more than 10 days from expected arrival - Within 10 days your deposit is forfeited
MONTHLY RESERVATIONS: $200 if more than 120 days from expected arrival - Within 120 days your deposit is forfeited.

Same day cancellations / no-shows / 1 night reservations / wedding, elopement & private party reservations
all Due in full or per agreement and non-refundable once received.

MEALS at the INN
Our Bed and Breakfast provides you with a delicious home-style gourmet breakfast each morning served with fresh fruit, mimosas and hot coffee or tea.
 Our Inn also offers a "Room Service" menu of Lighter Fare Salads, Sandwiches & Fine Wines.
 Exquisite 6 course Prix Fixe fine dining is available on Saturday Evenings - or by special request Mid-Week
 Delightful "Picnic Baskets" are also available, ...plus, ... many of our Couple's Spa Services include delectable "Spa Cuisine".
Week-day "Specials" offer optional lodging without breakfast and housekeeping for those on diets on on limited budgets!
Flagler beach has a number of wonderful restaurants serving Breakfast, Lunch and Dinner. We are sure you will enjoy sampling our various "Flagler Beach" restaurants.

 POLICY ON PETS
 We are happy to accept your small, non-barking dog (under 20#’s) in our "By the Sea" ground floor unit (with some restrictions) provided you have made arrangements with us in advance.
A $95 pet fee is added to reservations that include your pet.  By bringing your dog, you automatically accept responsibility for any expenses involved for damage incurred by your pet and for
adhering to the strict “leash and pick-up” laws in effect in Flagler Beach. Our Beach is dog-friendly provided he/she is on a leash attached to you at all times.
Pets may not be left outdoors unattended and they are Not permitted in our courtyard per Board of Health rules.
Sorry, we do not accept cats or other animals.

Spa Services & Room Service - a 20% gratuity / service fee is automatically added

  GENERAL INFO
 If you are on a Special Rate or Package for a specified # of nights w/ specified check-in day, or a special discounted rate, you will loose that special rate or discount if you alter
 any of the requirements for that special or package - or if you reschedule your reservation and that discount is no longer offered
 Absolutely no "Spring Breakers" under the age of 25 - You will be required to leave without refund 
    Your rate, once reserved, is guaranteed. Future rate increases or "specials" will not effect your reservation. Prices & Specials are subject to change w/out notice
  No check-ins on Thanksgiving Day, Easter, Christmas Day or Christmas Eve 
 Refunds do not apply to those who violate any of our policies and are required to leave.
Sorry, there are no refunds for early departures, late arrivals, inclement weather or if beach, fireplace, pool or other amenities are not available during your stay.
Gift Certificates are non-refundable and may not be redeemed for cash.
No Smoking ~ We charge a flat $300 fee + $50 per night for each night you were here if smoke, in our discretion is detected
Please note - our property is exclusively for the enjoyment of our paying guests.
To preserve the privacy of our guests, only persons listed on this reservation are permitted on Island Cottage Property, dune-walk, pool or grounds unless prior permission
 has been given in writing by the innkeeper. Thank you for explaining this policy to your friends & family so they do not expect to visit you here.
The number of persons staying in your room may not exceed the number of persons identified on your reservation paperwork.
