 DEPOSITS & PAYMENTS
All Rates & Specials are based on 2 person occupancy
A 50% deposit is due on all items reserved when room reservation of *2 or more nights is made. Your balance is due on the morning of your expected arrival at which time it becomes non-refundable.
 *1 NIGHT reservations (if or when accepted) are due in full when reserved and are non-refundable once processed.  1 night reservations are not available Holidays and event weeks. 
MINIMUMS
2 Night Minimum applies in all rooms, suites and villas.  Higher Minimums may apply during certain times of the year    
CANCELLATION & RESCHEDULE FEES
  $65 cancellation fee if more than 10 days from expected arrival (60 days on monthly reservations)- Within 10 days your deposit is forfeited (60 days on monthly reservations)
Same day cancellations / no-shows / 1 night reservations / wedding, elopement & private party reservations are all Due in full or per agreement and non-refundable once received.
GRATUITIES
Spa Services  - a 20% gratuity / service fee is automatically added
  GENERAL INFO
  If you are on a Special Rate or Package for a specified # of nights w/ specified check-in day, a special discounted rate, or specific add-items, you will loose that special rate or discount if you
alter any of the requirements for that special or package - or if you reschedule your reservation and that discount is no longer offered
    Your rate, once reserved, is guaranteed. Future rate increases or "specials" will not effect your reservation. Prices & Specials are subject to change w/out notice
  No check-ins on Thanksgiving Day, Christmas Day or Christmas Eve

 Refunds do not apply to those who violate any of our policies and are required to leave.
Sorry, there are no refunds for early departures, late arrivals, inclement weather or if beach, fireplace, pool or other amenities are not available during your stay.
Gift Certificates are non-refundable and may not be redeemed for cash.
No Smoking ~ We charge a flat $300 fee + $50 per night for each night you were here if smoke, in our discretion is detected
