CANCELLATIONS
If you must cancel your reservation, please call us at least 10 days prior to your expected arrival. A $35 processing fee will apply.
If you must cancel w/in 10 days, the cancellation  fee is 25% of reservation total.        Same day cancellations - fee is 40% of reservation total.
No-shows, Rescheduled Reservations & 1 Night reservations are charged in full and are non-refundable.

Cancellation Policies differ on Multiple Villa reservations when a discount has been given for reserving all rooms
(See Multiple Villa Deposits and Cancellation requirements below)
Cancellation  Policies on all Wedding / Elopement villa reservations - Villas are Payable in full and are non-refundable
*1 night rate is same as Holiday rate   -  1 Night not available during "Holidays" 
Refunds do not apply to those who violate any of our policies and are required to leave  


All Rates & Specials are based on 1 to 2 person occupancy
 No Smoking permitted /  No pets /  Children over age 15 only /  Absolutely no "Spring Breakers" unless accompanied by parents
Sorry, but we do not give refunds for early departures or arrivals, weather, or if pool, beach or other amenities are unavailable for any reason
To preserve the privacy of our paying guests, only those persons who are  paying guests are permitted on Island Cottage property.
   Your rate, once reserved, is guaranteed. Future rate increases or  "specials" will not effect your reservation. 
 If you are on a “special” rate or Package  for a specified # of nights with

check-in on a certain day of the week, you will loose that “Special rate” if you alter any of  the requirements for that special.
Rates & Policies are subject to change without notice and vary for high impact periods & for special requests. 
 No check-ins on Thanksgiving Day, Easter,  Christmas Day or Christmas Eve as our office is closed for those holidays
3 Night Minimum  Feb 14 - 17,   July 4 - 7   

Cancellations due to hurricane evacuation of Flagler Beach or your town 
Your entire deposit will be applied to your new reservation for the same number of nights provided your new  arrival is
w/in 4 months of original arrival date – otherwise, 50% is applied if new arrival is w/in 4 to 12 months of original date & forfeited after 12 months.
Total is due in full and is non-refundable when you reschedule.

Deleting Days or Rescheduling an existing reservation
   Deleting Days prior to arrival to a lesser # of nights than the minimum required is not permitted.  
No reimbursements given if deletion is requested w/in 10 days of expected arrival.
 
If rescheduling when more than 10 days from expected arrival, your entire deposit will be applied to your new reservation for the same number of
non-holiday / non-event nights provided your new  arrival is w/in 4 months of original arrival date
 50% is applied if within 10 days of expected arrival provided your new  arrival is w/in 4 months of original arrival date.
Total is due in full and is non-refundable once rescheduled.
Deposit is non-refundable if new arrival is not within 4 months

If reservation is cancelled by Island Cottage  through no fault of your own &  for reasons other than hurricane evacuation noted above,
your sole remedy is limited  to reimbursement of monies paid on behalf of your cancelled reservation less any amt. for
 the # of nights you have already stayed.
Persons under age 25 not accompanied by parents must show proof of marriage & driver’s licenses in order to stay at Island Cottage
We reserve the right to request Driver's/ Marriage License & Deny Access w/out refund if under our minimum age
Swimming is at your own risk. We have no Lifeguards on our beach or at our pool. You should never swim alone.

IMPORTANT ANNOUNCEMENTS
Because Island Cottage is now a property EXCLUSIVE  for our guests staying here,  we now accept events like small weddings and private parties
only from those who reserve our entire facility for a minimum of 2 nights.
 Children over the age of 15 only excepted if your younger child is a ring-barer or Flower girl in your wedding event
 

MULTIPLE  VILLA DISCOUNTS - DEPOSIT  & CANCELLATION POLICIES
10% off when all 9 rooms are reserved  by 1 person on one credit card Only.    
Multiple Villa Deposit requirements:

 Deposit: - $600 per villa or 50% per villa -  whichever is greater - 1 Night reservations not permitted
Villas must be reserved at the same time & paid for by the same person on  1 credit card only
Multiple Villa Cancellation  Policy: 
 75% of deposit is re-funded if cancelled when you are 150 days or more from your expected arrival date,  50%  if you are 90 to 150 days
from expected arrival &  25% if  cancelled when 30 to 90 days from expected arrival.   
No refunds given once you are w/in 30 days of your expected arrival - or if specified as "non-refundable".
Rescheduling of villas when villas have been reserved for family reunion, wedding, etc:
75% of deposit is applied to new reservation when you are 150 days or more from your expected arrival date,
 50%  is applied if you are 90 to 150 days away, &  25% is applied if  30 to 90 days away.
No refunds given or applied to a new date once you are w/in 30 days of your expected arrival or if specified as "non-refundable".
